ENGAGEMENT

Calibrate Consulting was tasked with providing commercial and project management support for a major construction project featuring 70 luxury residential apartments in Sydney. The project had fallen into a state of disarray when the original builder abruptly departed the site due to a dispute with the Principal leading to incomplete works, numerous outstanding design and defective issues, and strained relationships with subcontractors and design consultants.

Calibrate began negotiations between the new builder and the Principal to establish a clear and mutually beneficial construction management agreement. Simultaneously, our team assisted with a comprehensive project review, assessing existing subcontractors, design status, and project timelines to identify areas needing immediate attention.

During this process, Calibrate identified that the development of a detailed construction program was crucial to the revival of the project. Calibrate assisted with the development and management of the new program including identifying critical risks to project completion.

Calibrate also managed the re-engagement of existing subcontractors, including resolving unpaid costs with the previous builder, defective works, warranties while ensuring the financial interests of the new builder were protected.

Prior to recommencing works, Calibrate organised a safety compliance assessment on the neglected site, which identified numerous urgent safety measures to be implemented.

OUTCOME

Through meticulous planning, negotiation and collaboration, Calibrate successfully helped the new builder navigate the complex transition process. The project regained momentum with the successful re-engagement of existing subcontractors and consultants. This project demonstrated Calibrate’s expertise in resolving complex construction related issues and its ability to rescue a high-stakes construction project, turning it from turmoil to success.
